1. What this is
Habitat is a paying-guest accommodation in Undri, Pune, operated by Jithesh Manoharan (Zietra Technologies Pvt Ltd). It is licensed and run as a PG; it is not a hotel, hostel, or service-apartment.
2. Who we accept
- Working men, age 18 and above.
- With verifiable employment (ID card, offer letter, or HR letter).
- Willing to complete police verification within 7 days of move-in.
- Willing to provide Aadhaar + PAN at the in-person tour.
3. Pricing & deposit
Per-bed rent is calculated by the formula: flat_price ÷ occupancy. The current flat price is ₹15,000. Refundable security deposit is ₹5,000. Both are paid online via Razorpay before move-in. No cash payments are accepted, ever.
4. Notice period & refund
- Notice period: 1 month, given in writing or via WhatsApp.
- Deposit is refunded within 30 days of vacating, after deductions for any damages.
- Cancellation: deposit fully refundable up to 7 days before move-in. Within 7 days, ₹1,000 cancellation fee applies.
5. House rules
- No curfew, but visitors must check in at the gate and leave by 10 PM unless approved.
- No smoking inside the flats. No alcohol consumption in common areas.
- No pets.
- No subletting.
- Police verification is mandatory and must be completed before extended stay.
6. What’s included
- Wi-Fi (100 Mbps), electricity, water, common-area cleaning, security, parking (1 bike or 1 car).
- Use of the flat’s kitchen — gas, fridge, microwave, dishes.
7. What’s not included
- Food. Habitat does not run a mess.
- Personal cleaning of your room.
- Personal laundry.
- Damage to property (charged to deposit).
8. Liability
Habitat is not liable for personal belongings, theft, or accidents not caused by Habitat’s negligence. Tenants are encouraged to lock their rooms and cabinets.
9. Disputes
Governed by the laws of India. Jurisdiction: Pune, Maharashtra. We’ll always try to resolve disputes amicably first — email hello@habitatcondos.com before formal action.
10. Changes
We update these terms occasionally. Material changes are emailed to current tenants 30 days in advance.
